Program 1: FLAT FEE PROGRAM: This is a flat fee contractual agreement between Designs By John, Inc. and you. (see designsjohn.com ) Designs By John, Inc. completes your dream house for a flat fee.
Program 2 BASE PRICE INCLUSIONS: This is a contractual agreement between Designs By John, Inc. and you. It includes Modular home Base price including tax, freight and deposits. Delivery to site (within 50 Miles). This includes striping of all shipping coverings. Flush all staples and nails. Prepare home site for crane lift. Crane set on your foundations sill plate and Install (owner supplied) lolly columns as per plans. Site plan and all permits supplied by buyer. Block foundation with 2 @ 32" X 16" windows. 4" concrete floors with 6" X 6" wire mesh and poly plastic bed.Lift roof , Close gable ends, and Cap roof with factory shipped materials. To be made rain and water protected*. Hang all interior doors in mating wall. Drywall and finish all interior mating wall archways. Repair all stress cracks and paint such repairs. Install all necessary trim and moldings. Adjust all doors and windows to close in properly. Install all exterior siding, soffit and fascia (except fireplaces). All debris piled neatly on site, not removed.
Program 3 TURN KEY PACKAGE Inclusions: This is a contractual agreement between Designs By John, Inc. and you. All items listed on the Base Price Inclusions Program. 50' by 12' driveway of sub-base gravel. Excavate and back fill foundation. Install footing drains. Block foundation with 2 @ 32" X 16" windows. 4" concrete floors with 6" X 6" wire mesh and poly plastic bed. Standard septic system with 1@ 1000 gallon tank and 400 feet of leach field. Allowance of 200' of well drilling if needed. Dig well ditch to house and install pump, wire and storage tank for a 200' well. Complete all domestic and waste water sewer lines or septic plumbing according to plan supplied by buyer. Install overhead electric service. Install standard baseboard hot water heating system with indirect domestic hot water. Includes 4' X 4' wood deck with steps at front exterior door. Include one 8' by 10' wood deck with steps at any one sliding or French door. Includes basement stairs with necessary railings. Includes gutters and down spouts. Finish grade with grass seed and hay or other.
*Home is not water tight until all roofing and siding is complete.
| This to be built Bi-level on your lot, if approved, will be built. This 26 X 44, 2 Bedrooms plus a den that may be used for a 3 RD bedroom and 2 full baths. The Lower Level of the home will be a fully sheet rocked 2 car garage and a finished family room except for flooring. |
